Insulation: The entire envelope of the home has been insulated. The exterior walls and the walls dividing the home and the garage have high density R 2.0 Batts fitted. The complete ceiling of the home including the alfresco area and the front patio have had R 3.5 Insulation batts fitted.

Zoning: The dividing of the building with airlocks to increase the sealing of the building and reduce the area required to heat or cool. You will note doorways have been place to separate the livings areas from the bedroom areas.

The principle behind this is also very simple. When you are entering your home you open the front door or the garage door and this will allow the heat or the cold to come rushing into the living areas of the building. By sealing the entry with an internal entry door and by putting breeze seals on the internal garage we reduce this air movement. Just these simple processes have dramatically reduced the buildings energy requirements and therefore reduced the carbon emissions by up to 6,000 kg per year. The predicted energy load of a generic home in the same area could be as high 109.2 MJ/m2 annually and the 8.1 Star home at 25 McBurnie Avenue will have an energy load of 38.1 MJ/m2 annually.

To complete the package, a 3.9kw Photovoltaic System has been incorporated on the roof to offset the small amount of the power required. This system includes 12 REC Panels (25 yr Warranty) and a Fronius Inverter.

Additional to the dramatic reduction in the required energy to heat and cool the home, a German engineered Stiebel Eltron Hot Water Heat Pump has been fitted, which uses the ambient temperature of the air to create the energy to produce your hot water efficiently. This system has been connected to a timer so it uses power only when the solar system is producing the power.

Also not required but further added an Air Infiltration test of this home at 25 McBurnie Avenue has proven that Geoff Gibson homes and this home in particular, has an air infiltration standard three times better than Industry average.
