Buying, selling and renting property is all about communication, building trust and nurturing relationships

 Linktosale is a new platform for Real Estate Agents and Property Related Service Providers including Tradesmen. It is a property portal and service provider marketplace with two way ratings and reviews. At the core of Linktosale is its very own social network called 'Collaborate' where all parties can connect and engage 24/7 from anywhere. 

​After a soft launch just over two weeks ago we felt it was time to do an 'official launch'. We wanted to iron out any bugs and issues (using a small number of users) before releasing it live to a wider audience.

Linktosale was built first and foremost with the consumer in mind: they want convenience, efficiency, transparency and better ways to connect and communicate with agents and service providers.

Take a typical journey of someone seeking property to buy. They visit one or more portals, shortlist a number of properties, and then send a message to each of the agents via the portal. They might also visit each agency's website and/or call them. After initial contact, the portal is no longer needed. Once they have agreed on a property, the consumer then needs to find a solicitor and other service providers which in itself can be time consuming (and quite daunting) as requires research -often visiting multiple websites and classifieds, sending emails and making calls before a decision is made.

On Linktosale the journey is different. A consumer registers for free. They can search for property, create shortlists, contact and connect with all agents inside Linktosale. Once connected, they can interact using direct messaging, live chat, video chat and other tools. The savvy agent will have an 'informative' Linktosale Marketplace profile where consumers can view background information about the agent and their company and read customer ratings and reviews. The consumer can use the same platform and processes to find solicitors and other service providers including tradesmen – without having to leave the site. They can also post service requests, to which agents and service providers can respond without incurring cost. Agents/service ​providers can set up alerts so they are notified instantly when a consumer posts a service request related to their business.

Unlike traditional property portals, there are far more reasons for consumers to remain active on Linktosale because there will be other property related services they require after they buy, sell or rent such as maintenance/repair or renovation work, or to seek advice in the forums. There is also an extensive video library (that all members can freely contribute to) which provides news, insights, help and lots more, providing yet another draw to the site. Videos have incredible marketing power for businesses - we believe those agents/service providers who create and share informative videos will generate lots more interest in their product or service. Members will also be able to submit their own news articles – again providing greater exposure for their business.

Linktosale has a built in events management system. This can be used to manage and promote home opens, along with any other kind of property related event. Consumers can book to attend events, after which they can access the event discussion areas, ask questions, and even leave feedback – great for agents after home opens. Anyone hosting paid events can also accept bookings online (there is a miniscule fee for each paid ticket sold via Linktosale). Being able to search all industry events on one platform is another draw that will make the site 'sticky'.

When agents list properties on Linktosale a private invitation only workspace is automatically created for that property. This is a collaboration area where all parties involved in the sale or rental of a property can communicate. Its aim is to provide the much needed transparency the consumer needs, by keeping everyone up-to-date with progress, issues and so on. We believe service providers who embrace this way of working will become the provider of choice as more consumers demand this service.

Agents can list unlimited properties as part of the $60 per month subscription. This doesn't just benefit the agency, in the long term it also benefits the consumer because there will be no marketing costs for listing on Linktosale.

There appears to be wide-spread dissatisfaction among agencies regarding the high fees charged by top portals to list their properties. If agencies are serious about wanting change, then Linktosale provides a opportunity to help them to achieve this. Once the visitor/registration numbers go up, it can become a viable alternative, putting the power back into the agent and consumers hands!

The platform also provides a mechanism for agents and service providers to work together to provide the much needed transparency that consumers now demand. An added bonus is that agents/service providers can promote their business to their target audience both within Linktosale and across their social media channels and websites.

Relationship building is crucial in real estate, for buyers and sellers it can be a stressful, emotional journey and one of the biggest decision they have to make. Rober exactly what I was thinking.
I just googled it and see there are some news items on it in UK but they talk about a portal over there with a small mention of this. How would something like this not be known to us? Anyway, I do hope this has no connections with the existing portals else we will be back to square one. Something needs to change and maybe this is the start of that? Will wait and see.
