Five Perth suburbs to watch

Maylands (units)


Maylands is a peninsula along the Swan River, just five kilometres east of the Perth CBD. The suburb is well equipped for young families or young professionals working in the city.

The predominantly residential suburb features a primary school, shopping centre, parks and sports grounds.

Units in Maylands come in both modern developments and smaller, boutique blocks.

Units in established buildings under the median value of $395,000 could hold value from renovation.

Growth in the greater Perth metropolitan region has been contracting, though growth in suburbs with close proximity to the CBD are likely to stabilise in the long term.

South Perth (units)


South Perth is connected to the Perth CBD by the Kwinana Freeway and a ferry service, which cross over the Perth River. South Perth’s very popular with young professionals. The latest Census data shows that 25-29-year-olds make up the largest percentage of age demographics in the suburb. Many apartments in the city are marketed as waterfront, stylish, luxury living spaces with access to employment in the city and within the suburb itself.

South Perth has its own commercial precinct, with plenty of restaurants, cafes and bars. There are many large, modern apartment developments that do not hold much renovation potential. However, smaller established blocks on the waterfront could provide a rare gem for renovation in this popular suburb.

Scarborough (units)


Scarborough is a coastal suburb, located 15 kilometres northwest of the Perth CBD. It’s popular for its big, white, beautiful beach, which stretches for approximately four kilometres. The suburb is popular with holidaymakers all year round for surfing, bike rentals, bars and restaurants. Residents in the area are most commonly young professionals, with more than 25 per cent of the population made up of 25-34-year-olds, according to the latest Census data.

Scarborough’s an established, low-density suburb with many older, dated apartments in small blocks holding renovation potential. This is particularly the case as high-density development begins to take place in the suburb, and small boutique apartment complexes become rarer.

Morley (houses)


Morley is situated approximately eight kilometres northeast of Perth’s CBD. The southwestern part of the suburb is home to an enormous shopping and wholesale commercial precinct, with employment and activity at the precinct driving dwelling demand in the area.

Morley is popular with young families, and is home to two primary schools and two secondary schools. Houses in the suburb, like many residential areas of Perth, are low-density, single-storey houses on large blocks of land. Despite being a short distance from the Perth CBD, and well connected to the city via arterial roads, Morley houses have a median value that’s approximately 40 per cent less than those in the city, making them an affordable entry for those looking to renovate.

Falcon (houses)


Falcon is a beautiful, quiet suburb of Mandurah, 10 kilometres south of the Mandurah town centre and 80 kilometres south of Perth. With the Indian Ocean to the west and a large inlet of water to the east, many properties in this suburb achieve water views.

Falcon is popular with retirees, as indicated by the latest Census data, which demonstrates that approximately one fifth of residents in the suburb are aged 65 and over. With a median house value of just $411,500, there are many established houses in the suburb that could see value through a cosmetic update.
